Five SA suburbs where the houses average R20 million

There are five South African suburbs where most homes sell for over R20 million.

Cape Town is officially the sole winner when it comes to South Africa’s luxury property market.

The Mother City is pulling way ahead of Johannesburg, with five suburbs averaging over R20 million per home and smashing high-end sales records.

According to the Seeff Property Group, Cape Town now claims nine of the country’s top 10 suburbs by price value in 2025.

Sandton is the only non-Cape Town area to make the list, coming in at seventh place this year from fourth in 2024.
Its average price has stood still at R16.5 million for two years.

Cape Town is booming

According to Daily Investor, a record 146 properties have already sold for over R20 million this year alone, generating more than R5 billion in sales.

That is more than the entire total for 2024, both in number of homes and in value.

Fifteen properties sold for over R50 million, while four broke the R100 million mark, two each in Clifton and Constantia.

Among the record-breakers are an apartment in Bantry Bay sold for R65 million, and a Constantia Upper mansion that went for a jaw-dropping R104.5 million.

Seeff chairman Samuel Seeff says the trend is telling: "The locations where the wealthy are buying and investing are a clear signal of confidence and indicate where the market strength lies."

The contrast with Johannesburg

Sandton's prices have largely stagnated, with only a handful of sales over R20 million.

Once high-end suburbs like Dunkeld, Westcliff, Hyde Park, Illovo, Inanda, and Bryanston now average between R5 million and R10 million.

The top five suburbs in 2025 are:

  • Clifton (R25 million)
  • Bantry Bay (R23 million)
  • Llandudno (R21.5 million)
  • Constantia Upper (R21.4 million)
  • Bishopscourt (R20.9 million)

The top 10 list is dominated by the Atlantic Seaboard with six suburbs, while Higgovale (City Bowl), Constantia Upper, and Bishopscourt (Southern Suburbs) round it off.

Beyond that, 27 more Cape Town suburbs now average between R5 million and R10 million.

Daily Investor reports that South Africa’s luxury property scene is being redefined, and right now Cape Town is setting the pace.
