The R220 million villa next to DJ Black Coffee’s Cape Town mansion is up for sale.
Ever wondered what it costs to be neighbours with one of South Africa’s biggest DJs?
Well, for R220 million, you could be moving in right next to DJ Black Coffee in Clifton.
The massive seven-storey villa has hit the market on Nettleton Road, a stretch of Cape Town famous for homes that blend high-end architecture with the natural landscape.
Former Top Billing presenter-turned-luxury-property agent Janez Vermeiren recently took to Instagram to show off the property.
Representing Double D Property, Janez gave followers a rare look inside the R220 million home, which is located next to Black Coffee’s famous “Pentagon” villa.
The house is described as a seven-storey masterpiece.
It includes:
- Six spacious bedrooms
- A fully equipped gym and private home spa
- A dedicated cinema room
- A custom wine cellar
The real showstopper, however, is the massive entertainment area, which features a tanning deck and an infinity pool that seems to drop straight into the ocean.
“Every floor is angled slightly differently, all chasing the light, the ocean and calmness,” Vermeiren said.
“Quiet mornings, long, lazy afternoons, sunsets that slow everything down … that’s simply the Nettleton way.”
The Pentagon
In 2025, Grammy-winning Black Coffee purchased his own spot on Nettleton Road.
His villa, “The Pentagon”, offers views of the Twelve Apostles and the Atlantic Ocean.
The property features five bedrooms, 5.5 bathrooms, a glass elevator, a private gym, a cinema, and an infinity pool.
While the new listing is asking R220 million, Black Coffee reportedly paid R157 million for his slice of paradise and reportedly did so in cash.
