Two SA suburbs where CEOs, celebrities, and politicians are buying homes

This is where the top earners, executives, and VIPs are choosing to settle down.

There are areas throughout South Africa that are ideal for various situations.

Every person is looking for something different, and so some neighbourhoods are perfect for couples looking to start a family, or young adults entering the workforce.

If you're looking for one of the coolest neighbourhoods in the world, then Linden might be for you, but if you're looking for luxury, then there are 30 SA neighbourhoods for you to choose from, including Camps Bay and Sandton.

According to Seeff Property Group experts Gerhard van der Linde and Francois Venter, two neighbourhoods in South Africa epitomise the pinnacle of prestige, luxury, and security.

The experts say that these suburbs are now considered the South African equivalent of elite diplomatic enclaves, such as Kalorama in Washington, DC, or Belgravia in London.

In Waterkloof, Pretoria and Bishopscourt, Cape Town, hundreds of homes are owned and leased by foreign embassies, prominent ambassadors, senior diplomats, celebrities and top business executives.

Waterkloof and the neighbouring Waterkloof Ridge form part of Pretoria's premier ambassadorial belt.

BusinessTech reports that the average property prices range between R3 million and R15 million, with ultra-luxury properties easily exceeding R20-million.

Van der Linde notes that one 860-square-metre home in the secure Argo Place in Waterkloof Ridge is currently listed for R14.75 million.

The property includes:

  • a gourmet kitchen equipped with Gaggenau, Bosch, and Miele appliances
  • a private cinema
  • a private gym
  • an underground wine cellar
  • solar power and a borehole
  • extensive garaging
  • staff accommodation

Waterkloof's high-value real estate continues to appreciate, with over 80% of the properties being full title.

Most buyers are within the 35–55 age group, with more than half of residents having lived there for over 11 years.

Waterkloof's appeal lies in its location, amenities, and access to some of Pretoria's top schools, such as:

  • Pretoria Boys High
  • Pretoria Girls High
  • University of Pretoria
  • Menlyn Park shopping centre
  • Waterkloof Golf Course
  • Pretoria Country Club

Bishopscourt, Cape Town

On the opposite side of the country is another suburb that also embodies this level of prestige and international appeal.

Bishopscourts is renowned for its spacious plots, greenery and grand homes with mountain views.

Here, the homes are expansive, often set on large estates surrounded by trees and gardens, and are highly secure.

Venter states that residents value the privacy and natural beauty in Bishopscourt.

It is also in proximity to top schools and other global landmarks, such as:

  • Bishops
  • St Mary's
  • University of Cape Town
  • Kirstenbosch Gardens
  • Constania Wine Farms

The Bishopscourt market is one of the most valuable in the country.

Listings tend to start at around R20-million and go up to beyond R100-million, with property values having more than doubled in the last decade.

BusinessTech reports that the average asking price is R28.4 million, but property scarcity keeps demand exceptionally high.

This also results in listed properties selling rapidly, with some selling within 45 days, and often much less.

Most recently, Venter shares that they had sold a prestigious estate for R34.5 million before it was even officially listed, at 98% of the asking price.
