This is the average amount people pay for rent in Gauteng

For many South Africans, owning a house remains a distant dream, with renting being the reality for most.

But even renting comes with a hefty price tag, with a large portion of people's salaries going toward keeping a roof over their heads.

According to the latest PayProp Rental Index, the average rent in Gauteng now sits at R9,201.

Gauteng remains the most populated province but still isn't the most expensive province to rent in.

Here are the provinces with the cheapest and most expensive rent, according to The Citizen:

This province has the cheapest rent

The North West holds onto its title as the most budget-friendly province to rent in.

The average rent here clocks in at R7,153—an increase of R852 from last year.

However, many tenants in this province are struggling to keep up with payments.

According to The Citizen, just two quarters ago, 22.9% of tenants were in arrears—the second-highest rate in the country at the time.

That figure has now dropped to 18.6%.

This Province Has the Most Expensive Rent

The Western Cape continues its reign as the most expensive place to rent in South Africa.

According to the PayProp Rental Index, the province "has had the highest rents in the country during the first quarter of 2024, but only average rental growth, just as it has for the past several years."

Rentals here average R11,285—R985 more than last year and a steep R1,704 higher than the second-most expensive province.

"The province experienced the highest growth in South Africa in the second and third quarters and reached double digits in the fourth quarter," reads the Index.
