The most expensive suburb in South Africa is exactly where you think it is...
There are certain areas in South Africa where you know the homeowners are a different kind of rich, like Sandhurst, Hyde Park, or Millionaire's Mile.
Another name that might pop up is Clifton.

Situated in Cape Town, this suburb is known for its extravagant mansions, which are hard to miss when driving by.
It is even home to the most expensive street in the country, Nettleton Road.
But how much would it actually cost to secure a spot in this luxurious suburb?
According to BusinessTech, Seeff Property Group has shared that the selling price of homes in Clifton is double that of Camps Bay (the second most expensive suburb), and the average price is R43.9-million.
A parking spot alone costs more than the average property price in South Africa.

In the last five years, data shows that close to R2-billion in sales were concluded in Clifton.
Clifton is considered prime real estate because of its proximity to the ocean, mountains, and popular beaches.
It is also home to the most expensive street in the country, Nettleton Road, which is perched high up on Lions Head, giving homes access to privacy and breathtaking views.

Houses here sell for over R100-million, with current prices ranging between R69-million to R160-million.
Jo Lombard, a luxury sales specialist with Seeff Atlantic Seaboard, says that three high-end sales of over R20-million were made by Gauteng buyers and two from KZN.
Clifton is not just scenically superior to most other luxury suburbs in the country but has offered superior returns for property investors. Older houses were bought some years ago and remodelled or demolished to create stunning villas which can compare with some of the best globally, and scenery matched only by areas such as the South of France.- Jo Lombard (Luxury sales specialist with Seeff Atlantic Seaboard)
The limited land space, views, and setting all contribute to the prices buyers are willing to pay because of the demand.
Shockingly, a parking bay of 16 square metres sold for R2.5-million, while the average house price in SA stood at R1.48-million in 2024.
